Frequently Asked Questions
Cost
How much does an inground pool cost?
Fixr puts the US national average at $44,688, with most projects between $32,175 and $58,541 (updated January 2024). Permit records give a second view: in 10 US cities in 2025, the middle city median declared value of a new in-ground pool was $68,000 (our permit analysis). Declared values are not invoices. See the inground pool cost guide.
Which type of inground pool costs least to build?
At the low end of Fixr‘s US ranges (January 2024), fiberglass starts at $18,646, vinyl liner at $20,762 and sprayed concrete (gunite or shotcrete) at $23,417. Sprayed concrete also has the highest top end, $127,817. Compare lifespan and upkeep in gunite vs fiberglass vs vinyl pool.
How much does adding a spa add to a pool project?
In 2025 permit records from 8 US cities, pool and spa permits declared a median 26.6% more than pool-only permits (PC&S analysis of city permit data). Price your options with a spa construction quote.
How much does it cost to remodel or resurface a pool?
Fixr puts US pool remodeling at $10,000 to $20,000, with a national average of $15,000 (updated January 2025). Resurfacing, new tile and coping, and new equipment are the usual pieces. See pool remodeling.
How much does it cost to fill a new pool with water?
Filling a 20,000-gallon pool with tap water cost from $39.00 in Sacramento to $649.98 in Houston (Houston Public Works), with a median of $215.09 across 25 US cities, at rates in effect on October 4, 2026. City by city: cost to fill a pool.
Will a new pool raise my property taxes?
Usually. In all 18 counties in our October 2026 assessor ledger, a new pool is added to assessed value, though Arizona re-sets taxed value only when a change reaches 15% of full cash value. For a $40,000 pool, the illustrative added tax reached $912.84 a year in Harris County, Texas, at 2025 rates (Texas Comptroller). Details: pool property tax.
Does a pool add value to a home?
Usually a modest amount. Seven US studies of comparable home sales (1991 to 2022) put the premium at 1.6% to 15.2%, median 5.4% (PC&S reconciliation). US REALTORS estimated in 2023 that 56% of a $90,000 in-ground pool’s cost is recovered at sale (National Association of REALTORS).
What should a pool builder's quote include?
Pool size and depth, shell type, steel and plumbing, equipment by model, interior finish, tile and coping, decking, electrical and gas work, the barrier or fence, permits, cleanup and start-up. Items left out tend to come back as change orders. Use our pool planning checklist.
Building a Pool
What are the steps in building a pool?
Design and contract, permits, layout and excavation, steel and plumbing, electrical work and inspections, the shell, tile and coping, decking, interior finish, then start-up and a walkthrough. The pool construction process guide explains each stage.
How long does it take to build an inground pool?
It depends on the pool type, the permit office and the season. We have not found a reliable national figure for build time, so ask each builder for a written schedule. Fiberglass shells are made in a factory, so on-site work is usually shorter than for a custom concrete pool. See fiberglass pool installation.
How many new pools are built in the US each year?
Pool Corporation estimated just below 60,000 new in-ground pools were built in the US in 2025. Nine Sun Belt cities issued 3,773 new residential pool permits in 2025, 47.7% fewer than at the 2021 peak (pool construction statistics).
How common are home pools in the US?
EIA counted 9.6 million US homes with their own swimming pool in 2024, or 7.2% of homes. Shares by state and metro are in percentage of homes with pools.
How do I choose a pool builder?
Check the license where your state requires one, get a certificate of insurance, look at finished pools of the same type, call past customers, and compare quotes for the same scope. Read how to choose a pool builder and how we vet pool contractors.
How long is the swimming season where I live?
Measured as days with a normal daily high of 80F or more (1991 to 2020 normals), Miami has 265 days and the population-weighted average across the 60 largest US metros is 113.5 days (NOAA NCEI). Every metro: pool season length by city.
Pool Service and Running Costs
How much does weekly pool service cost?
Fixr puts a year of weekly pool maintenance in the US at $1,040 to $2,600 (updated January 2025). See pool service cost and pool cleaning service.
What does a weekly pool service visit include?
Most plans include testing and balancing the water, adding chemicals, skimming, brushing, vacuuming, emptying baskets and checking the pump and filter. Filter cleans and repairs are often billed separately; for equipment faults see pool repair.
How much does it cost to run a pool pump?
At the July 2026 US average residential price of 18.31 cents per kWh and 10 hours a day, a single-speed pump costs about $121 a month and a variable-speed pump about $37 (EIA, DOE). By state: cost to run a pool pump.
How much does it cost to heat a pool?
For a typical gas-heated US pool at 2025 prices, a season of heat cost about $582 with a gas heater and $327 with a heat pump (EIA data, PC&S calculation). A cover can cut heating cost 50% to 70% (DOE). See cost to heat a pool.
How much water does a pool lose to evaporation?
An uncovered 15 x 30 ft pool loses an estimated 37.4 inches a year in Nashville to 83.6 inches in Las Vegas (NOAA data, PC&S model). A cover can prevent up to 95% of evaporation (EPA WaterSense). See pool evaporation rate.
Have pool chemical prices gone up?
The PC&S Pool Chemical Price Index stood at 124.1 in August 2026 (2019 = 100), 24.1% above 2019 but 12.7% below its January 2023 peak, built from BLS producer price data. See pool chemical prices.
Permits and Licensing
Do I need a permit to build a pool?
Almost always. Cities and counties usually require a building permit plus electrical and often plumbing permits, inspections at set stages and a compliant barrier. Our pool permit guide explains the process. Check your own permit office before you sign.
How long does a pool permit take?
In 2025 the median time from application to issue ranged from 1 day in San Antonio (City of San Antonio) to 70 days in Austin (City of Austin). Across eight cities tracked since 2019, the typical median rose from 17 days to 38.5 days (pool permit processing time).
Who should pull the pool permit?
The pool builder, in its own name. If you file as an owner-builder, the permit is in your name, so inspections and code compliance are tied to you rather than the builder. It is one of the checks in how we vet pool contractors.
Do pool contractors need a license?
It depends on the state. As of October 5, 2026, 14 of 51 US jurisdictions (50 states plus DC) issue a dedicated pool contractor license or class, such as California’s C-53 (CSLB), and 16 states, including Texas, leave licensing to cities and counties. Every state: pool contractor license requirements.
How do I check a pool contractor's license?
Search the company name or license number on your state board’s lookup, such as the Florida DBPR license search or California CSLB. Confirm the license is active and covers pool work. Board links for 14 states are on how we vet pool contractors.
Pool Safety
What fence or barrier does a pool need?
The U.S. Consumer Product Safety Commission recommends a barrier at least 48 inches high with self-closing, self-latching gates. As of October 4, 2026, 20 of 51 US jurisdictions require a barrier statewide, and Arizona (A.R.S. 36-1681) and California require 60 inches. See pool fence laws by state.
How many people drown in swimming pools?
CDC WONDER death records show 5,616 US residents drowned in swimming pools from 2018 to 2024, including 1,857 children aged 1 to 4. Pools accounted for 59.5% of unintentional drowning deaths at ages 1 to 4. By state: pool drowning statistics.
How common are pool injuries?
An estimated 90,300 people were treated in US emergency departments in 2024 for nonfatal, non-drowning injuries involving pools, pool equipment, diving boards, slides or pool chemicals (CPSC NEISS). See pool injury statistics.
Are pool drain covers a safety risk?
A faulty or missing drain cover can trap a swimmer. Drain covers and suction fittings were the most recalled US pool product, 29 of 83 pool and spa recalls from December 2001 to October 4, 2026 (CPSC). Check yours in the pool product recalls registry.
Can a pool cause an electric shock?
Rarely, but it is deadly. The CPSC knows of 33 electrocution deaths in US pools and spas from 2002 to 2018, a minimum count. Pool electrical work should be done by a licensed electrician. See pool electrocution statistics.
Can you get sick from pool water?
Yes. CDC’s outbreak reporting system lists 560 US outbreaks linked to pools, hot tubs and splash pads from 2009 to 2023, and Cryptosporidium caused 57.9% of the cases. See swimming pool illness outbreaks.
