Pool Financing: Loans, HELOCs and What a Pool Payment Costs
Pool financing usually means a personal pool loan, a loan against your home equity, or a cash-out refinance. US banks averaged 11.90% APR on 24-month personal loans in August 2026, per the Federal Reserve.

How pool financing works: five ways to borrow for a pool
Every pool loan is one of a handful of consumer credit products with a pool attached to the paperwork. The product decides your rate, your risk and how the builder gets paid.
Pool contracts are paid in stages, so the money has to be ready before the dig starts. The cost of an inground pool sets the size of the problem: Angi’s 2026 range for an installed in-ground pool is $44,499 to $87,349, and new pool permits in 10 US cities declared a middle median of $68,000 in 2025 (PC&S permit study). If savings will not cover that, the financing choice can change the total cost as much as the choice of builder.
- Personal pool loan: an unsecured installment loan priced on your credit. Nothing is pledged, so the rate is higher.
- HELOC: a line of credit secured by your home that you draw on as the builder hits milestones.
- Home equity loan: a lump sum secured by your home, usually at a fixed rate.
- Cash-out refinance: a new, larger first mortgage that pays off the old one and hands you the difference.
- Builder or dealer financing: a loan or promotional plan arranged through the pool company’s partner lender. It is still one of the products above, often with promotional terms layered on.

Pool loan rates in October 2026: the official benchmarks
No agency publishes a rate for pool loans specifically. The closest public yardsticks are the Federal Reserve’s consumer credit series and Freddie Mac’s mortgage survey.
The Federal Reserve’s G.19 release, published October 7, 2026, reports that commercial banks charged an average 11.90% APR on 24-month personal loans in August 2026. The figure is a simple average of each reporting bank’s most common rate in the first week of the middle month of the quarter (Federal Reserve G.19). That makes it a fair anchor for an unsecured pool loan, though your quote will move with your credit score, income and the length of the loan.
Mortgage-based pool financing tracks a different benchmark. Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 7.40% and the 15-year at 6.73% for the week of October 8, 2026, up from 6.30% and 5.53% a year earlier. The survey describes a borrower with good or excellent credit, 20% down and a home purchase loan, so a cash-out refinance quote can differ (Freddie Mac PMMS). HELOCs float over an index, most often the prime rate, which the Federal Reserve’s H.15 release showed at 7.00% on October 7, 2026 (Federal Reserve H.15).

The chart shows why timing matters less than structure. Personal loan rates rose from 9.38% in 2021 to 12.27% in 2024 and have sat between 11.36% and 11.90% in the quarters since. Credit card rates moved further, from 14.60% to above 21%. Picking the right product changes the cost far more than waiting a quarter for rates to drift.
Pool loan calculator: estimate your monthly payment
Enter the amount, the APR on your offer and the term in months. The calculator uses standard amortization, the same method lenders use to set a fixed monthly payment.
Formula source: APR: Federal Reserve G.19, commercial bank 24-month personal loans, August 2026 (released October 7, 2026). Amount: PC&S 2025 pool permit study median.. Estimates only.
The default APR is the Federal Reserve’s 11.90% average for 24-month personal loans, which is why the default term is 24 months. The default amount, $68,000, is the middle city median of 2025 new pool permit values in our pool cost study. At those settings the payment is about $3,198 a month. Change the term to 120 months and it drops to about $972, but you pay roughly $48,601 in interest instead of $8,748.

These tables hold the rate steady to isolate the effect of the term. Real offers usually carry higher rates on longer unsecured terms.

| $68,000 (PC&S permit median, 2025) | $1,509 | $972 | $601 | $471 |

Two patterns stand out. Stretching an 11.90% loan from 5 to 10 years cuts the payment on $68,000 from $1,509 to $972 a month, about 36% less, yet it more than doubles the interest. And the 30-year column looks cheap at $471 a month only because the debt runs for 30 years, longer than the 7 to 15 years HomeGuide gives between pool resurfacing jobs; that is the trade a cash-out refinance asks you to make.
| APR | 2 years | 5 years | 10 years | 15 years | 20 years |

To scale the second table, multiply by your loan size in tens of thousands. A $50,000 loan at 11.90% for 10 years, for example, is five times $142.89, or about $714 a month.

Personal pool loans: fast, unsecured and priced on your credit
A personal loan marketed as a pool loan is an unsecured installment loan with a fixed payment. The CFPB notes that credit based on your credit record rather than your home, such as a personal line of credit, can come with lower limits and higher rates than options secured by your house (CFPB). The upside is that the house is not on the line, there is usually no appraisal, and the money can arrive as a lump sum before the builder’s first draw.
- Best fit: smaller projects, households with little home equity, or buyers who expect to sell within a few years.
- What to compare: APR, origination fee, term, and whether there is a prepayment penalty.
- Watch for: very long unsecured terms. The longer the term, the more total interest, as the chart above shows.
Using a HELOC for a pool: how draws and repayment work
A HELOC works like a credit card secured by your house: you borrow up to a limit, repay, and borrow again. The CFPB’s HELOC booklet describes two phases. During the draw period some plans require only interest payments; when it ends you enter a repayment period, often over ten or 15 years, or you may owe the whole balance at once as a balloon payment. If you cannot pay a balloon, you could lose your home (CFPB HELOC booklet).
Most HELOC rates are variable: an index such as the prime rate plus a margin the lender sets. Prime stood at 7.00% on October 7, 2026 (Federal Reserve H.15). On a $68,000 balance, every percentage point of margin or rate increase adds about $680 a year in interest. Lenders may also charge an appraisal fee, an application fee and closing costs, and some plans demand a minimum draw, such as $300, each time (CFPB).
- Match draws to the build schedule A HELOC lets you pay the builder at each stage instead of borrowing the full contract on day one, so interest starts smaller.
- Ask about the teaser rate The CFPB warns that some lenders offer a discounted introductory rate for a short period, such as six months.
- Get three estimates The CFPB booklet includes a worksheet for comparing three HELOC offers on rate, fees and repayment terms.
- Plan the payoff before the draw period ends Know whether your plan converts to a fixed schedule or ends with a balloon.
Home equity loans: a lump sum, usually at a fixed rate
A home equity loan lets you borrow against the equity in your home and receive the money in one lump sum. The CFPB says it usually has a fixed rate, and that if you cannot pay it back the lender could foreclose (CFPB). If you already have a mortgage, a home equity loan or HELOC is a second mortgage you pay on top of the first (CFPB).
For a pool, the fixed payment is the main attraction: you know the cost from the first month. The drawback is that you pay interest on the full amount from closing, even while the shell is still curing. No federal survey publishes an average home equity loan rate, so ask at least three lenders for a written quote and compare the APR.
Cash-out refinancing to pay for a pool
With a cash-out refinance you replace your mortgage with a bigger one and take the difference in cash. The CFPB says you often pay closing costs and should weigh the new rate carefully, especially if it is higher than your current one (CFPB). That warning is pointed in late 2026: the 30-year average was 7.40% on October 8, 2026, up from 6.30% a year earlier (Freddie Mac PMMS). Refinancing a low-rate mortgage reprices the entire balance, not just the pool money.
Cash-out refinancing can still make sense when your current rate is close to today’s, when you need a large amount, or when the lowest monthly payment matters most. Run the full comparison: new payment minus old payment, plus closing costs, against what a separate pool loan would cost.
Price the pool before you price the loan
Builder and dealer financing: read the promotion terms
Pool companies often advertise payment plans through partner lenders. In our October 8, 2026 check of Google’s top 10 results for pool financing, 5 were lender pages, 3 were pool builder or manufacturer pages and 2 were personal finance publishers. Builder financing can be convenient, but it is still a consumer loan, and the promotion wording decides the cost.
Two other rules protect you whichever lender you use. Contract payments should follow the work: in California, the Contractors State License Board caps the down payment on a swimming pool contract at 10 percent or $1,000, whichever is less (CSLB). And for a refinance or home equity loan on your home, federal law gives you three business days after closing to cancel; the lender must return your money within 20 calendar days of your notice (CFPB). Our guide on how to choose a pool builder covers payment schedules in more detail.
Can you roll a pool into a mortgage?
Sometimes. Fannie Mae’s HomeStyle Renovation mortgage lets borrowers renovate any part of a home with no minimum dollar amount, using a contractor the lender reviews; the lender orders an as-completed appraisal and pays the work from a renovation escrow account (Fannie Mae). It is a product lenders offer, not a Fannie Mae loan you apply for directly.
The FHA 203(k) program is narrower: HUD’s list of eligible improvements names repairing or removing an in-ground swimming pool, not building a new one (HUD). If you are buying a home and want a pool soon after, ask lenders about renovation mortgages before closing, and get a builder’s written estimate first, because the appraisal is based on the finished project.

Is pool loan interest tax-deductible?
Only in narrow cases. IRS Publication 936 says interest on home equity loans and lines of credit is deductible only if the money is used to buy, build or substantially improve the home that secures the loan, and only within the mortgage debt limits: $750,000 ($375,000 married filing separately) for debt taken on after December 15, 2017, or $1 million ($500,000) for older debt (IRS Pub. 936, 2025). The deduction also requires itemizing. Interest that does not qualify is personal interest, which the IRS says is not deductible.
Qualifying for pool financing and deciding what you can afford
Lenders look at your credit history, income and debt-to-income ratio (DTI): your monthly debt payments divided by gross monthly income. The CFPB’s example: $1,500 for a mortgage, $100 for a car and $400 of other debts add up to $2,000; against $6,000 of gross monthly income, that is a DTI of 33 percent (CFPB). Add the pool payment to the top line and you can see the ratio a lender will see.
- Get pool quotes firstSize the loan from written bids, including deck, fence and electrical work that may sit outside the pool contract.
- Check your equity and current mortgage rateThose two numbers decide whether a HELOC, home equity loan or cash-out refinance is even on the table.
- Collect at least three offersCompare APR, fees, term, rate type and prepayment terms side by side.
- Model the payment and the totalUse the calculator above for both the monthly figure and the lifetime interest.
- Read the cancellation and promotion termsKnow your rescission window on home-secured loans and whether any promotion is deferred interest.

Frequently Asked Questions
Is it hard to get financing for a pool?
It depends on your credit, income and home equity more than on the pool. Lenders check credit, income and debt-to-income ratio, which the CFPB defines as monthly debt payments divided by gross monthly income. Home-secured options also need enough equity and usually an appraisal.
How much is it monthly to finance a pool?
It depends on the amount, rate and term. At the August 2026 bank average of 11.90% (Federal Reserve G.19), $68,000 costs about $1,509 a month over 5 years or $972 over 10 years, by our calculation.
What is the typical interest rate on a pool loan?
No agency tracks pool loans separately. The closest benchmark is the Federal Reserve’s average for 24-month personal loans at commercial banks: 11.90% APR in August 2026, after 11.50% in 2025 and 12.27% in 2024 (G.19). Your rate depends on credit, term and lender.
What is the best financing option for a pool?
There is no single best option. A personal loan keeps your house out of it but costs more; a HELOC or home equity loan usually costs less but is secured by your home; a cash-out refinance can work when your current mortgage rate is close to today’s 7.40% average (Freddie Mac, October 8, 2026). Compare total cost, not just the payment.
Is it worth financing a pool?
That depends on the total cost and your budget. Financing $68,000 at 11.90% for 10 years adds about $48,601 in interest, before pump, heating and property tax costs. Our home value review covers what a pool may add at resale.
Is a HELOC better than a pool loan?
A HELOC is often cheaper because it is secured by your home and priced off the prime rate (7.00% on October 7, 2026) plus a margin. It is also riskier: the rate can rise, some plans end with a balloon payment, and missed payments can cost you the house (CFPB).
How much would a $50,000 HELOC cost per month?
In an interest-only draw period at a 7.00% rate (prime with no margin), about $291.67 a month; each percentage point of margin adds about $41.67. Once repayment starts, the payment rises to cover principal. These are PC&S calculations, not quotes.
Can you finance a pool into your mortgage?
Possibly, through a renovation mortgage such as Fannie Mae’s HomeStyle Renovation, which covers renovations to any part of the home, or through a cash-out refinance. FHA’s 203(k) list names repairing or removing a pool, not building one (HUD).
What is the minimum credit score needed for pool financing?
No federal rule sets one. Each lender sets its own standards and prices the rate on your credit, so a lower score usually means a higher APR rather than an automatic denial. Checking offers from several lenders shows where you stand.
What is the monthly payment for a 30-year pool loan?
At the 7.40% 30-year mortgage average for October 8, 2026 (Freddie Mac), $68,000 costs about $471 a month, but about $101,495 in total interest. At an 11.90% unsecured rate the payment would be higher.
What is a typical pool loan?
Most pool loans are fixed-rate installment loans for the amount of the pool contract, either unsecured personal loans or loans secured by home equity. Terms range from a couple of years to decades on mortgage-based routes; the Federal Reserve’s rate benchmark covers 24-month personal loans.
How can I afford a pool?
Start from written quotes, then test the payment against your budget with the calculator above, and add running costs: a variable-speed pump runs about $218 a year in the median state (PC&S pump study). A smaller pool or fewer features lowers both the loan and the bills.
