Inground Pool Cost: What a New Pool Really Costs in 2026
Inground pool cost for a new residential pool usually falls between $44,499 and $87,349 (Angi, 2026), before the deck, fence and yearly bills that follow.
- ✓Inground pool cost by typeAngi's 2026 ranges: vinyl $40,000 to $75,000, fiberglass $55,000 to $100,000, concrete $65,000 to $120,000.
- ✓Checked against permitsNew pool permits in 10 US cities declared a middle median of $68,000 in 2025 (PC&S analysis of city records).

Inground pool cost in 2026: the numbers behind the range
Three national cost guides and one public-records check agree on a center of gravity in the $60,000s, but they disagree on almost everything around it.
Angi puts the typical installed range at $44,499 to $87,349, with an average of $65,909, and says a small vinyl pool with few features can come in as low as $14,000 while a large pool with high-end features can pass $135,000 (Angi, updated August 5, 2026). HomeGuide’s range is wider, $25,000 to $100,000 around a $62,500 average (HomeGuide). Fixr’s $44,688 average is lower; it covers all pool types, above-ground included, and dates from January 2024 (Fixr).
Cost guides are built from customer surveys, contractor estimates and pricing databases. City permit records give a second view: in 2025, new residential in-ground pool permits in 10 US cities and counties declared a middle city median of $68,000, from $35,000 in Los Angeles to $150,000 in Raleigh. Our average cost to build a pool study explains those figures city by city; this guide is about what drives your own quote.
Inground pool prices by type: vinyl, fiberglass and concrete
Pool type is the single biggest lever on the base price, and every source ranks the three types the same way at the top end.

Vinyl liner pools have the lowest entry price: $40,000 to $75,000 in Angi’s 2026 table. Fiberglass pools run $55,000 to $100,000, and concrete (gunite) pools $65,000 to $120,000 (Angi). HomeGuide’s ranges overlap heavily: vinyl $35,000 to $80,000, fiberglass $45,000 to $100,000 and concrete $50,000 to $120,000 (HomeGuide).
A public benchmark backs the ranking. California’s State Board of Equalization, which publishes replacement costs for county assessors, lists concrete pools at $94 to $173 per square foot of pool surface, fiberglass at $70 to $94 and in-ground liner pools at $45 to $70 for 2026 (BOE Assessors’ Handbook 531). On a 15×30 pool, 450 square feet, the concrete rate alone works out to $42,300 to $77,850 (PC&S calculation). For the trade-offs beyond price, see gunite vs fiberglass vs vinyl pool.
What size pool fits your budget
Cost scales with surface area, but not in a straight line: excavation, equipment and startup are partly fixed costs.
| Size (feet) | Surface (sq ft) | Angi 2026 average $ | HomeGuide 2025 low $ | HomeGuide 2025 high $ |
|---|---|---|---|---|
| 10×20 | 200 | 16,000 | 50,000 | |
| 12×24 | 288 | 25,200 | 23,000 | 72,000 |
| 14×28 | 392 | 34,000 | 31,400 | 98,000 |

| 16×32 | 512 | 44,800 | 41,000 | 128,000 |
| 18×36 | 648 | 56,700 | 51,800 | 162,000 |
| 20×40 | 800 | 70,000 | 64,000 | 200,000 |
Sources: Angi (2026), HomeGuide (2025) Download CSV
Angi prices the average pool at $90 to $250 per square foot, and HomeGuide at $80 to $250 per square foot with installation. A 15×30 pool, one of the most common rectangles, averages $39,400 in Angi’s size table, and a 20×40 pool $70,000 (Angi). HomeGuide’s ranges for the same sizes are far wider, $36,000 to $112,500 and $64,000 to $200,000, because they span every material (HomeGuide).
Size tables also disagree inside a single source. Angi’s table lists a 12×24 pool at $25,200, while the FAQ on the same page gives $48,500 for a 12-by-24 pool (Angi). When the gap is that large, the honest reading is that size alone does not set the price; type, depth, site access and finish do.

A spa is the most common big add-on. California’s 2026 assessor schedule prices a gunite spa built with a pool at $14,512 to $26,927 and a fiberglass spa at $11,460 to $19,290 (BOE). Permit records show the same effect: pool and spa permits carried a median declared value 26.6% above pool-only permits across 8 US cities in 2025 (PC&S permit study).
Fiberglass buyers should ask whether shipping is in the quote: the BOE schedule says delivery from the factory can add $1,757 to $4,978 (BOE). Heaters range from an average $4,010 for a 125,000 Btu per hour gas unit to $7,638 for a 400,000 Btu per hour unit, and solar heating from $11,460 to $15,279 in the same schedule.

Costs that pool quotes often leave out
The pool contract is rarely the whole project. Ask each builder to list what is excluded in writing.
- Barrier or fence. 20 of 51 US jurisdictions require a barrier around new residential pools statewide; most set 48 inches and Arizona and California require 60 inches (PC&S pool fence law review). Angi puts a pool fence at $1,500 to $10,000.
- Permits. Angi lists $450 to $1,800; California’s assessor schedule notes permit costs from $220 to $2,928 across the state (BOE). The pool permit guide covers inspections.
- Decking and patio. Angi lists $3,000 to $12,000 for pool decking; the BOE schedule prices basic concrete decking at $13.35 per square foot.
- Electrical, patio, fencing and accessories together. River Pools says most of its buyers spend another $25,000 to $50,000 on these (River Pools).
- Site problems. Excavation runs $500 to $3,020 and tree removal $200 to $2,000 in Angi’s list, before rock, groundwater or access surprises.
The cost of owning an inground pool each year
The purchase price is a one-time number. Electricity, heat, water, chemicals, property tax and insurance repeat every year.

Pump electricity is the biggest line you control. At the July 2026 US average of 18.31 cents per kWh, a single-speed pump running 10 hours a day costs about $121 a month against $37 for a variable-speed pump (EIA prices, DOE pump model; PC&S pump study). Federal standards have required variable-speed-level performance on new standard-size in-ground pumps made since July 19, 2021.
Heat is optional but costly: a typical gas-heated pool costs $582 a season with gas and $327 with a heat pump at 2025 prices, and a cover saves 50% to 70% of heating cost (PC&S heating study; DOE). Water is small by comparison: a median $215.09 to fill 20,000 gallons across 25 cities, and $134.77 a year to replace evaporation from an uncovered 15 x 30 ft pool before rainfall (fill study, evaporation study).
Property tax rises when the pool is assessed: a $40,000 pool adds a median $698.04 a year across 18 large pool-market counties, from up to $411.20 in Maricopa County, Arizona to $912.84 in Harris County, Texas (PC&S property tax study). Chemicals are cheaper than at the 2023 peak, with our producer price index at 124.1 in August 2026 against 100 in 2019 (pool chemical prices). Upkeep also depends on type: Angi puts yearly maintenance at $1,100 to $1,700 for vinyl, $500 to $1,500 for fiberglass and $2,700 to $4,000 for concrete, and HomeGuide at $80 to $150 a month. If you plan to hire weekly service, read the pool service cost guide.
Two big-ticket repeats belong in the plan. HomeGuide says concrete pools need resurfacing every 10 to 15 years at $8,000 to $10,000, and vinyl liners cost $3,000 to $7,500 to replace (HomeGuide).
Paying for a pool: cash, loans and home equity
Rates have risen since 2021, and not every loan program covers a new pool.
| Option | Rate or cost (latest) | What to know | Source |
|---|---|---|---|
| Cash or savings | No interest | A pool counts as an improvement that adds to your home's tax basis | IRS Publication 523 (2025 returns) |
| Personal loan (unsecured) | 11.86% APR average, 24-month bank loans, 2026 Q2 (9.38% in 2021) | Fast; no lien on the house; higher rate than secured borrowing | Federal Reserve G.19 |
| Credit card | 20.94% APR, all accounts, 2026 Q2 (22.15% on accounts charged interest) | Most expensive way to carry a balance | Federal Reserve G.19 |
| Home equity loan or line of credit | Rate set by lender; no G.19 series | Interest is deductible only if the money is used to buy, build or substantially improve the home that secures the loan | IRS Publication 936 (2025 returns) |
| FHA 203(k) rehab mortgage | Not a new-pool loan | HUD's eligible list names repairing or removing an in-ground pool, not building one | HUD 203(k) program page |
Sources: Federal Reserve G.19 (September 8, 2026 release), IRS Publication 936, IRS Publication 523, HUD 203(k) Download CSV
The Federal Reserve’s survey of commercial banks put the average rate on a 24-month personal loan at 11.86% in the second quarter of 2026, up from 9.38% in 2021, while credit card plans averaged 20.94% across all accounts (Federal Reserve G.19). If a builder offers financing, ask whether it is a personal loan, a home equity product or a credit line, and compare the APR, the term and any fee for paying early.
Home equity borrowing is secured by the house. The IRS says interest on a home equity loan or line of credit is deductible only if the money is used to buy, build or substantially improve the home that secures it (IRS Publication 936). An FHA 203(k) rehab mortgage is often suggested for pools, but HUD’s list of eligible improvements names repairing or removing an in-ground pool, not building a new one (HUD).
Does an inground pool pay you back?
A pool adds some value, but rarely its full cost.
Seven US studies that compare otherwise similar homes put the pool premium at a median of 5.4% of home value (PC&S pool home value review, largest study Klaiber, Abbott and Smith, NBER). REALTORS surveyed by the National Association of REALTORS in 2023 estimated that a $90,000 in-ground pool recovers $50,000, or 56%, at sale, and only 1% recommended adding one before selling (NAR).
Insurance changes too. The Insurance Information Institute calls a pool an attractive nuisance and suggests raising homeowners liability to at least $300,000 or $500,000 (Triple-I). For tax purposes, a pool is listed among improvements that add to your home’s basis (IRS Publication 523).
Ways to lower inground pool cost without cutting corners
Savings come from scope and timing decisions made before the contract, not from squeezing a builder after it.
- Get at least three written bids HomeGuide recommends comparing at least 3 estimates. Ask each bidder to price the same pool, equipment list and exclusions.
- Right-size the pool At $80 to $250 per square foot (HomeGuide), trimming 100 square feet of surface takes roughly $8,000 to $25,000 off the estimate (PC&S calculation).
- Keep the shape simple Rectangles and ovals cost least; lagoon, infinity and freeform shapes add materials and labor (HomeGuide; Angi).
- Add the spa during the build, or not at all HomeGuide prices an attached spa at $6,000 to $15,000 when built with the pool and $8,000 to $25,000 when added later.
- Choose efficient equipment In the median state a variable-speed pump saves $487 a year over single-speed operation (PC&S pump study). A heat pump plus a cover cuts heating cost further.
- Mind the calendar Pool permits are issued almost evenly through the year in Sun Belt cities, from 9.1% of permits in March to 7.2% in November (PC&S construction statistics), and December applications took 17% longer to issue (PC&S permit timing study).
- Skip features you will not use Angi lists waterfalls at $1,500 to $5,000, slides at $1,500 to $20,000 and lights at $200 each as easy places to cut.

Read the pool planning checklist before you request bids, and use how to choose a pool builder to compare contracts. The pool construction process guide shows where payments usually fall.

Frequently Asked Questions
How much should I budget for an inground pool?
Plan around the typical installed range of $44,499 to $87,349 (Angi, 2026), then add what the quote excludes, such as fencing ($1,500 to $10,000 in Angi’s list) and decking ($3,000 to $12,000). Budget $3,000 to $5,000 a year to run it (Angi).
Can I get an inground pool for $30,000?
Sometimes, if it is small and simple. Fixr prices pools up to 300 square feet at $18,646 to $33,925 (2024), and Angi’s 2026 size table lists a 12×24 pool at $25,200 and a 14×28 at $34,000. Angi’s 2026 ranges for fiberglass and concrete pools start at $55,000 and $65,000.
Can you get an inground pool for $20,000?
Only at the small end. HomeGuide lists plunge or mini pools and semi-inground pools at $7,000 to $25,000, and Angi says a small vinyl pool with minimal features can cost as little as $14,000. HomeGuide’s minimum for a standard inground pool is $16,000.
What is the typical cost of a 12×24 inground pool?
Sources disagree. Angi’s 2026 size table says $25,200 while its FAQ says $48,500, and HomeGuide gives $23,000 to $72,000 depending on material (2025). Get local bids on the same specification to settle it.
What is the cost of a 20×40 inground pool?
Angi’s 2026 size table averages a 20×40 pool (800 square feet) at $70,000; HomeGuide’s 2025 range is $64,000 to $200,000 because it covers vinyl through concrete.
What kind of pool can I get for $100,000?
$100,000 sits above Angi’s 2026 typical range of $44,499 to $87,349, and inside Angi’s ranges for concrete pools ($65,000 to $120,000) and pools with a hot tub ($44,000 to $120,000). In 2025 permit data, the median declared value was $105,000 in Nashville-Davidson and $100,000 in Montgomery County, Maryland (PC&S permit study).
How much does it cost to maintain an inground pool per year?
Angi puts total yearly upkeep, including repairs, water and electricity, at $3,000 to $5,000, and maintenance alone at $500 to $1,500 for fiberglass, $1,100 to $1,700 for vinyl and $2,700 to $4,000 for concrete (2026). Pump electricity is the biggest variable: $705 a year for single-speed against $218 for variable-speed in the median state (PC&S pump study).
What is the most expensive part of an inground pool?
Labor. Angi says labor makes up 25% to 50% of the total cost of a pool installation (2026). Among materials, the shell type matters most: California’s 2026 assessor schedule prices concrete at $94 to $173 per square foot against $45 to $70 for liner pools (BOE).
How much does an inground pool increase your homeowners insurance?
We found no reliable national premium figure. The Insurance Information Institute says a pool is an attractive nuisance and suggests raising liability coverage to at least $300,000 or $500,000, or adding an umbrella policy. Ask your insurer for a quote before you build.
What is a typical pool loan interest rate?
Most pool loans are unsecured personal loans. Commercial banks charged an average 11.86% APR on 24-month personal loans in the second quarter of 2026, against 20.94% on credit card plans (Federal Reserve G.19).
Is financing a pool a good idea?
It depends on the rate and your plans to stay. Borrowing at 11.86% (the 2026 Q2 personal loan average, Federal Reserve) for an asset that recovers about 56% of its cost at sale (NAR, 2023) is easier to justify if you plan to stay and use the pool for years. This is not financial advice.
Will a pool increase the value of your house in 2026?
Usually by a modest amount. Seven US studies put the premium at a median 5.4% of home value (PC&S review), and REALTORS estimated a 56% cost recovery on a $90,000 pool (NAR, 2023).
Can a swimming pool be a tax write-off?
Rarely. IRS Publication 502 lets you count a home improvement whose main purpose is medical care only to the extent its cost exceeds the increase in your home’s value. Otherwise a pool adds to your home’s basis (IRS Publication 523). Ask a tax professional.
